Facilities Manager

الهدف من الوظيفة:

الإشراف على العمليات اليومية، الصيانة، والسلامة لجميع أنظمة ومرافق المباني، مع ضمان تشغيل سلس وفعّال من حيث التكلفة لعقارات الشركة، مع الحفاظ على أعلى معايير الخدمة والامتثال للمتطلبات التنظيمية.

المسؤوليات الرئيسية:

• إدارة والإشراف على جميع أنشطة الصيانة الوقائية والتصحيحية لأنظمة التكييف، السباكة، الكهرباء، البنية التحتية الميكانيكية والمدنية.

• قيادة فريق من الفنيين والمقاولين الخارجيين، مع التأكد من التزامهم بمعايير الشركة وبروتوكولات السلامة.

• تطوير وإدارة ميزانية المرافق السنوية، وضمان الرقابة الفعّالة على المصاريف.

• ضمان تنفيذ إجراءات الاستجابة للطوارئ وجاهزية المرافق بشكل دائم.

• التخطيط والتنفيذ لمشاريع التحديثات، التجديدات، والتوسعات بالتنسيق مع الإدارات المعنية.

• إجراء عمليات تفتيش دورية لضمان الامتثال للوائح الصحة والسلامة والبيئة.

• الحفاظ على وثائق محدثة لجميع أنظمة المباني، التصاريح، وعقود الخدمة.

• تقديم تقارير دورية عن الأداء والحوادث للإدارة العليا.

• ضمان الامتثال للوائح الجهات المحلية وأفضل الممارسات في إدارة المرافق.

• التنسيق مع الموردين ومقدمي الخدمات لضمان أفضل جودة وسعر.

المؤهلات والخبرة:

• درجة بكالوريوس في الهندسة الميكانيكية (إلزامي).

• خبرة لا تقل عن 8 سنوات في إدارة المرافق أو أدوار الصيانة الفنية، منها 3 سنوات على الأقل في منصب إداري أو إشرافي.

• معرفة قوية بأنظمة التكييف، أنظمة إدارة المباني (BMS)، البنية التحتية الكهربائية والسباكة.

• إجادة استخدام حزمة Microsoft Office، ومعرفة بنظام CMMS تُعد ميزة.

• إتقان اللغة العربية (إلزامي)، ومعرفة جيدة باللغة الإنجليزية تُعد ميزة إضافية.

• مهارات قيادية وحل المشكلات والتواصل.

• القدرة على إدارة مشاريع متعددة تحت الضغط والوفاء بالمواعيد النهائية.

الشهادات المفضلة (ميزة إضافية):

• PMP، NEBOSH، أو مدير مرافق معتمد (CFM).

• الخبرة في العمل بدولة الإمارات أو منطقة الخليج تُعد ميزة إضافية.

Role Objective:

To oversee the day-to-day operations, maintenance, and safety of all building systems and facilities. The Facility Manager will ensure a smooth, efficient, and cost-effective operation of company properties while maintaining the highest standards of service and regulatory compliance.

Key Responsibilities:

• Manage and supervise all preventive and corrective maintenance activities across HVAC systems, plumbing, electrical, mechanical, and civil infrastructure.

• Lead a team of technicians and external contractors, ensuring performance meets company standards and safety protocols.

• Develop and manage the annual facilities budget, ensuring efficient control of expenditures.

• Ensure the implementation of emergency response procedures and the readiness of all facilities.

• Plan and implement facility upgrades, renovations, and expansion projects in coordination with relevant departments.

• Conduct regular inspections to ensure compliance with health, safety, and environmental regulations.

• Maintain up-to-date documentation for building systems, permits, and service contracts.

• Provide regular performance and incident reports to senior management.

• Ensure all facility operations comply with local authority regulations and industry best practices.

• Coordinate with vendors and service providers to secure the best value and service levels.

Qualifications & Experience:

• Bachelor’s degree in Mechanical Engineering (mandatory).

• Minimum of 8 years of experience in facility management or technical maintenance roles, including at least 3 years in a managerial or supervisory position.

• Solid knowledge of HVAC systems, building management systems (BMS), electrical, and plumbing infrastructure.

• Proficient in Microsoft Office Suite; knowledge of CMMS systems is a plus.

• Fluent in Arabic (required); good command of English is an advantage.

• Strong leadership, problem-solving, and communication skills.

• Ability to manage multiple projects under pressure and meet deadlines.

Preferred Certifications (a plus):

• PMP, NEBOSH, or Certified Facility Manager (CFM).

• Experience working in the UAE or GCC region is an added advantage.

Key Responsibilities:

• Ensure full compliance with all local, regional, and international tax laws, including VAT regulations.

• Prepare and file accurate and timely tax returns (VAT, corporate tax, etc.).

• Manage tax audits and handle communications with tax authorities.

• Advise on tax implications of business activities, contracts, and new projects.

• Monitor legislative and regulatory tax law developments and assess potential impact.

• Develop and implement tax strategies to optimize the company’s tax position.

• Maintain accurate records and documentation for all tax-related matters.

• Collaborate with external auditors and consultants as needed.

• Train and support internal teams on tax compliance and VAT regulations.

Requirements:

• Bachelor's degree in Accounting, Finance, or a related field; CPA or equivalent preferred.

• Proven experience as a Tax Manager or Senior Tax Accountant.

• Valid TAX and VAT certifications.

• Strong knowledge of tax regulations and laws, especially in the GCC (or relevant region).

• Proficiency in accounting software and Microsoft Excel.
