Transcorp International is seeking a Commercial Real Estate Agent with expertise in site acquisition, market analysis, and property negotiation. This role is ideal for someone with a strong background in real estate, particularly within the UAE market, who is driven to identify and secure prime locations to support our growth strategy. Requirements
- Bachelor’s degree in Business Administration or a related field (Master’s degree preferred)
- 3+ years of experience in site acquisition, real estate, or property management, preferably within the retail or logistics sector
- Proven experience in negotiating favorable lease terms
- Strong analytical skills, including financial modeling and ROI analysis
- Familiarity with UAE real estate laws, zoning regulations, and market dynamics
- Strong project management skills, capable of handling multiple acquisitions simultaneously
- Proficiency in Microsoft Office; real estate management software knowledge is a plus
- Valid UAE driver’s license is mandatory
- Excellent interpersonal and communication skills to build relationships with landlords, brokers, and other stakeholders
- Experience in lease management and contract compliance
- Ability to work independently and make informed decisions under tight deadlines
Responsibilities
- Site Identification and Market Research: Identify potential sites for new store locations by conducting thorough market research, analyzing demographics, competition, foot traffic, and local market trends.
- Project Management and Coordination: Oversee the end-to-end acquisition process, including negotiations, contract finalization, and ensuring smooth store setup.
- Documentation and Compliance: Ensure all real estate documentation, such as contracts, permits, and regulatory requirements, are accurately managed and filed.
- Reporting and Analysis: Provide regular updates on acquisition progress and market insights, preparing presentations for leadership on the acquisition pipeline and strategic recommendations.

- خبرة لا تقل عن 3 سنوات في اكتساب المواقع، العقارات، أو إدارة الممتلكات، ويفضل أن تكون في القطاع التجاري أو اللوجستي
- خبرة مثبتة في التفاوض على شروط إيجار مميزة
- مهارات تحليلية قوية، بما في ذلك النمذجة المالية وتحليل العائد على الاستثمار
- إلمام بقوانين العقارات في الإمارات، اللوائح التنظيمية، وديناميكيات السوق
- مهارات إدارة مشاريع قوية، مع القدرة على التعامل مع عدة عمليات شراء في وقت واحد
- إتقان برامج Microsoft Office؛ معرفة برامج إدارة العقارات تعتبر ميزة
- رخصة قيادة إماراتية سارية هي شرط أساسي
- مهارات تواصل بين شخصية ومهارات تواصل قوية لبناء علاقات مع الملاك، الوسطاء، والأطراف المعنية
- خبرة في إدارة الإيجارات والامتثال للعقود
- القدرة على العمل بشكل مستقل واتخاذ قرارات مستنيرة في ظل ضغط المهل الزمنية

- تحديد المواقع وبحث السوق: تحديد المواقع المحتملة لمواقع جديدة من خلال إجراء أبحاث سوقية شاملة وتحليل البيانات السكانية، والمنافسة، وحركة المرور، واتجاهات السوق المحلية.
- إدارة المشاريع والتنسيق: الإشراف على عملية الاكتساب من البداية إلى النهاية، بما في ذلك التفاوض، إنهاء العقود، وضمان إعداد المتاجر بسلاسة.
- التوثيق والامتثال: التأكد من إدارة كافة الوثائق العقارية مثل العقود، التصاريح، والمتطلبات التنظيمية بشكل دقيق.
- التقارير والتحليل: تقديم تحديثات منتظمة حول تقدم الاكتساب ورؤى السوق، وتحضير العروض التقديمية للإدارة حول خط أنابيب الاكتساب والتوصيات الاستراتيجية.
