About this job:
We are seeking an experienced and accurate real estate accountant to manage financial records, analyze budgets, and ensure compliance with tax regulations in the real estate sector. The ideal candidate must have experience in real estate accounting and be comfortable working in a fast-paced, changing environment.
Main responsibilities:
Maintaining the general ledger and ensuring that real estate transactions are accurately recorded.
Preparing monthly, quarterly and annual financial reports
Conducting account and bank reconciliations
Manage accounts payable and receivable related to property expenses and tenant payments.
Track and report revenue from rental properties or real estate investments.
Preparing budgets, forecasts, and variance analysis for real estate and real estate portfolios
Ensure timely and accurate filing of taxes, including property tax and sales tax.
Assist in auditing and coordinating with external auditors or chartered accountants
Monitoring compliance with real estate financial regulations and lease agreements
Work closely with property managers and leasing agents to ensure accurate financial reporting.
Requirements:
Bachelor's degree in accounting, finance, or a related field
Certified Public Accountant (CPA) or in study (preferred but not required)
At least 2 years of experience in accounting, preferably in real estate or property management
Strong knowledge of General Accounting Principles (GAAP) and real estate accounting
Proficiency in accounting software such as (Yardi, MRI, QuickBooks, AppFolio)
Strong Excel skills and ability to analyze data
Strong attention to detail and organizational skills
Arabic speaker

عن هذه الوظيفة:
نبحث عن محاسب عقاري دقيق وذو خبرة لإدارة السجلات المالية، وتحليل الميزانيات، وضمان الامتثال للوائح الضرائب في قطاع العقارات. يجب أن يكون المرشح المثالي لديه خبرة في المحاسبة العقارية وأن يكون مرتاحًا للعمل في بيئة سريعة ومتغيرة.
المسؤوليات الرئيسية:
الحفاظ على دفتر الأستاذ العام وضمان تسجيل المعاملات العقارية بدقة
إعداد التقارير المالية الشهرية والربع سنوية والسنوية
إجراء تسويات الحسابات والبنوك
إدارة الحسابات المستحقة الدفع والمستحقة القبض المتعلقة بنفقات العقارات ومدفوعات المستأجرين
تتبع وتقرير الإيرادات من الممتلكات المؤجرة أو الاستثمارات العقارية
إعداد الميزانيات والتوقعات وتحليل الفروق للعقارات والمحافظ العقارية
ضمان تقديم الضرائب في الوقت المناسب والدقة، بما في ذلك ضريبة الممتلكات وضريبة المبيعات
المساعدة في التدقيق والتنسيق مع المدققين الخارجيين أو المحاسبين القانونيين
مراقبة الامتثال للوائح المالية العقارية واتفاقيات الإيجار
العمل عن كثب مع مديري العقارات ووكلاء التأجير لضمان تقارير مالية دقيقة
المتطلبات:
درجة بكالوريوس في المحاسبة أو المالية أو مجال ذي صلة
محاسب قانوني معتمد (CPA) أو جاري الدراسة (يفضل ولكن غير مطلوب)
خبرة لا تقل عن سنتين في المحاسبة، ويفضل في مجال العقارات أو إدارة الممتلكات
معرفة قوية بمبادئ المحاسبة العامة (GAAP) والمحاسبة العقارية
إجادة برامج المحاسبة مثل (Yardi, MRI, QuickBooks, AppFolio)
مهارات قوية في Excel وقدرة على تحليل البيانات
انتباه قوي للتفاصيل ومهارات تنظيمية
