Senior Executive - Projects (Projects Territory, Landmark Tower - Dubai)
Key Responsibilities:
Capex and BOQ:

Preparation of BOQ by reading the design drawings.

Work with CAPEX data and classify/allocate costs for Civil, MEP, Procurement costs.

Lead and follow up for issuing POs and work orders to vendors and contractors based on business requirements.
Cost Management:

Estimate costs, develop detailed budgets, and track project spending to ensure it stays within the allocated budget.
Budget and Cost Control:

Monitor costs throughout the project lifecycle and identify areas for savings through techniques like value engineering.
Procurement:

Assist with the purchasing process, develop tender documents, and help evaluate bids and negotiate contracts.
Client and Stakeholder Relations:

Liaise with clients, project managers, architects, engineers, and contractors to understand requirements and keep them informed of project progress and financial status.
Reporting:

Prepare and submit detailed reports on expenditures, project costs, and financial performance to clients and other stakeholders.
Final Accounts:

Work on the final account at the project's conclusion to reconcile actual versus estimated costs for final handover.

التحضير لبيانات الكميات (BOQ) من خلال قراءة الرسومات التصميمية.

العمل على بيانات CAPEX وتصنيف/تخصيص التكاليف للإنشاءات، والكهرباء والميكانيكا، والمشتريات.

متابعة إصدار أوامر الشراء وأوامر العمل للموردين والمقاولين حسب متطلبات العمل.
-
تقدير التكاليف، إعداد الميزانيات التفصيلية، ومتابعة الإنفاق لضمان الالتزام بالميزانية المخصصة.
-
مراقبة التكاليف طوال دورة المشروع وتحديد مجالات لتوفير النفقات من خلال تقنيات مثل هندسة القيمة.
-
المساعدة في عمليات الشراء، إعداد وثائق المناقصات، تقييم العروض والتفاوض على العقود.

التواصل مع العملاء ومديري المشاريع والمهندسين والمقاولين لفهم المتطلبات وإبلاغهم بتقدم المشروع والحالة المالية.

إعداد وتقديم تقارير مفصلة عن النفقات وتكاليف المشروع والأداء المالي للعملاء وأصحاب المصلحة.
