Project Manager (Fit out)
About the job
Job Purpose:
To manage the complete project execution process to ensure completion of the job within specified timeframes, in an organized and cost-effective manner, in accordance with the approved design and quality standards so as to meet customer satisfaction and maintain continuity of business.
Functional Roles and Responsibilities:
- Manage the complete project execution process w.r.t drawings, assess the material requirements, approve and submit the material requisition accurately so as to facilitate the purchase of appropriate quantities of materials.
- Examine the project program and, based on the schedules mentioned, assess the material and manpower requirement for the job. Oversee the nomination of sub-contractors required for different jobs and submit to management for approval, ensuring capability and resource availability with them to complete the job & manage them effectively once they are nominated.
- Develop best practices and tools for project execution and management, define project scope, goals, and deliverables that support business goals in collaboration with senior management and stakeholders. Also, develop and administer project budgets and fiscal controls, contracts, quality control/safety provisions, and perform cost estimating and value engineering.
- Liaise with the client and consultant on all issues pertaining to the drawings, project plan, schedules, and problems for quick resolution of all issues. Identify and manage project dependencies and critical paths, regularly monitor actual progress against the project plan, and keep the client/senior management updated on the progress/project milestones and deliverables, taking quick corrective action where required.
- Conduct random quality checks on works carried out to ensure that the products meet all specifications. Coordinate with the municipality agencies during spot checks on the site and ensure adherence to Quality, Health, and Safety regulations on all assigned sites.
- Supervise the site regularly; attend to all technical and engineering problems, additional manpower requirements, drawing changes, etc., in an effective and timely manner, thereby achieving project requirements and quality standards.
- Effectively monitor and manage variations from the BOQ/orders placed and ensure approval by the client, PQS in conjunction with site QS. Also, provide accurate information to the QS on the percentage of completed jobs for the preparation of monthly valuation reports. Manage the process and approve the monthly claims submitted by the sub-contractors.
- Receive snag lists from consultants, arrange sub-contractors for various works, monitor all jobs for timely completions and compliance with project specifications, inclusive of close-out procedures as stipulated in the ISO manual. Also, ensure timely attendance during the defects liability period to ensure final completion certificate and subsequent release of retention guarantees, etc.
- Prepare monthly progress reports and cost reports along with PQS to be presented at cost meetings.
Quantity Surveyor (Fit out)

Job Purpose:
Assist Chief QS in preparing the bill of quantity, prepare variations and monthly valuations of assigned projects, prepare sub-contract orders & certify subcontractor's invoices, and enable the project team/SQS to maintain profitability through accurate costing.
Functional Roles and Responsibilities:
- Detect variations and changes to the contract in liaison with the project team and prepare, negotiate, and follow up on variations and claims.
- Identify the subcontract element in the tender and float inquiries for obtaining quotations, vet the quotations, and prepare a comparison report to finalize the subcontractor.
- Prepare a valuation report of the job every month to keep track of the percentage of the job completed against each item to control the deadline and take corrective action if some portions of the job are falling behind schedule.
- Secure project interests with necessary bonds, warranties, insurances, undertakings, etc., until final discharge of obligations.
- Check all quantities of subcontractor accounts, re-measure all work carried out, and support subcontractors in the preparation of final accounts.
- Prepare subcontractor payment certificates once value certificates are received and, based on the jobs completed, arrange to pay them as per the terms specified in the contract.
- Prepare interim and final accounts once the job is complete and obtain a payment certificate from the client to enable the company to collect outstanding amounts on the due date.
Skills and Experience:
- 2 to 5 years of relevant experience.
- Minimum 2 years of experience in post-contract Quantity Surveying, preferably in the Joinery/Interior fit-out business.
- Technical qualification in Quantity Surveying.
- Local market knowledge would be an advantage.

المهام والمسؤوليات الوظيفية:
- إدارة عملية تنفيذ المشروع بالكامل فيما يخص الرسومات، وتقييم احتياجات المواد، والموافقة على طلبات المواد وتقديمها بدقة لتسهيل شراء الكميات المناسبة.
- فحص برنامج المشروع وتقييم احتياجات المواد والعمالة وفقًا للجداول الزمنية المذكورة. الإشراف على تعيين المقاولين الفرعيين للمهام المختلفة وتقديمها للإدارة للموافقة، مع ضمان قدرتهم على تنفيذ العمل وإدارتهم بكفاءة بعد التعيين.
- تطوير أفضل الممارسات والأدوات لإدارة وتنفيذ المشاريع، وتحديد نطاق المشروع وأهدافه ومخرجاته لدعم الأهداف التجارية بالتعاون مع الإدارة العليا وأصحاب المصلحة. كذلك، تطوير وإدارة الميزانيات والضوابط المالية والعقود وضوابط الجودة/السلامة، وإجراء تقديرات التكاليف والهندسة القيمية.
- التنسيق مع العميل والاستشاري بشأن جميع الأمور المتعلقة بالرسومات وخطة المشروع والجداول الزمنية والمشاكل لضمان حل سريع لجميع القضايا.

مسّاح كميات (التجهيزات الداخلية)
عن الوظيفة
الغرض من الوظيفة:
مساعدة كبير مسّاحي الكميات في إعداد جداول الكميات وإعداد التعديلات والتقييمات الشهرية للمشروعات المسندة، بالإضافة إلى تجهيز أوامر التعاقد الفرعية واعتماد فواتير المقاولين الفرعيين لضمان الربحية من خلال حساب التكاليف بدقة.
المهام والمسؤوليات الوظيفية:
- اكتشاف التعديلات والتغييرات في العقد بالتعاون مع فريق المشروع وإعداد التعديلات والمطالبات والتفاوض بشأنها ومتابعتها.
- إعداد تقارير التقييم الشهري للعمل للمتابعة وضمان التزام الجدول الزمني.
- تأمين مصالح المشروع من خلال الضمانات والتأمينات والالتزامات اللازمة حتى الانتهاء من الالتزامات.
- فحص جميع كميات حسابات المقاولين الفرعيين وإعادة قياس جميع الأعمال المنفذة ودعمهم في إعداد الحسابات النهائية.
- إعداد شهادات دفع المقاولين الفرعيين وفقًا لإنجاز الأعمال وضمان سدادهم وفقًا لشروط العقد.
المهارات والخبرة:
- من 2 إلى 5 سنوات من الخبرة ذات الصلة.
- خبرة لا تقل عن سنتين في مسح الكميات لما بعد التعاقد، ويفضل في أعمال النجارة أو التجهيزات الداخلية.
- مؤهل تقني في مسح الكميات.
- معرفة بالسوق المحلي تعد ميزة إضافية.
